Amid layoffs at NAR, the new Delayed Marketing Exempt Listings policy drew scrutiny as MLSs scramble to implement its rollout.

Each week on The Download, Inman’s Christy Murdock takes a deeper look at the top-read stories of the week to give you what you’ll need to meet Monday head-on. This week: Amid layoffs at NAR, the new Delayed Marketing Exempt Listings policy drew scrutiny as MLSs scramble to implement its rollout.

As part of its effort to overhaul the organization, the National Association of Realtors announced that it would be slashing 61 positions, including 41 layoffs and 20 positions that were considered redundant. Departments affected include: Creative and Content Strategy, Digital Strategy, Public Relations and Communications, Meetings and Events, Member Development, Human Resources, Member Engagement, Member Experience, Research, Finance and IT.

At the same time, the trade group continued to deal with questions, criticism and fallout from its newly announced Delayed Marketing Exempt Listings exception to the Clear Cooperation Policy.

The rulebook tweak states that, while property will be shared on MLS, “it will not be available for others to advertise through IDX and Syndication for a set period of time (aka the “delayed marketing” period, which varies locally).”

It will be up to MLSs to deploy the new Delayed Marketing Exempt Listings category and the process for its implementation by the Sept. 30 deadline. That includes defining how long listings can be categorized this way and whether Days on Market and price change history will accrue during the time listings are categorized as exempt.

Some MLSs suggested that their pre-existing Coming Soon category could be modified to meet the new requirements, while NAR suggested that MLSs should work with brokers in their markets to come up with appropriate guidelines for implementation.

This week, Inman contributors outlined the implications of the new policy, offered their opinions on the state of the market and provided a blueprint for making every listing matter more as you grow your business. Learn from these boots-on-the-ground experts, and discover how to embrace change in a way that creates more value for your clients and yourself.
